Here, 3 bedroom houses will will outsell 2 bedroom
houses in terms of the shortest period of time, so
I'd go three bedroom.
Don't get sucked into 'Ginger-Bread' houses where
everything has just been done up and painted.
Also don;t go for the house with the flashest
kitchen or bathroom - people do these up purely so
they can sell them.
Remember that bathrooms and kitchens can always be
improved and if you can DIY to a certain extent,
there's heaps of good advice nowadays on the
internet so you can do this relatively cheaply but
get a good result.
Finally, try and spend a week sussing out the
house you like by just being there at certain
times of day, particularly at evenings on Friday
and Sat night - that also can tell you something
about the neighbourhood and reason people are
selling. Interrogate your real estate salesperson
like you were a super sleuth detective - make them
ear their money.
